We are looking for a Property Manager to ensure that the Strategy for the Primark Property Estate is implemented efficiently and effectively, through acquisition, disposal and management of property portfolio in Portugal.

Responsibilities:
Business Expansion according to Road Map
- To proactively develop opportunities to expand the Primark store portfolio in accordance with business objectives and road map. Actions to include:
- Produce / manage the production of an internal detailed business case that accurately highlights the strengths and weaknesses of any new store proposition.
- Agree acquisition tactics and manage internal process to obtain board approval.
- Manage the acquisition process through to conclusion including the instruction of solicitors and liaison with internal departments (Store Development, Retail, Finance, Logistics).
- Developing contacts throughout the property industry as required.
Asset Management
- Negotiate and signing of lease agreements.
- Negotiate economic and contract conditions and pre- negotiate technical shell specifications, surface area and potential lay out of the store with landlords.
- Present the project and the economic analysis to the Board while ensuring the highest possible profitability for the company and optimization of project costs.
- Manage the day to day operation of the Estate to include: Dispose of property interests in accordance with business objectives.
- Rent reviews: Achieve the best terms possible in line with business objectives to minimise ongoing liability.
- Lease renewals and re-gears: Proactively through the in-house Property Data base bring forthcoming lease expiries to the attention of the Business in a timely manner and where required manage the process of lease renewal.
- Renegotiate lease conditions. Refits, relocations, extensions.
General
- To produce timely and accurate workflow reports.
- To develop and effectively manage a comprehensive network of external contacts within the property industry particularly agents, landlords and developers for Portugal.
- To effectively work alongside the Store Development team.
- To control and manage advisors and consultants who may be used from time to time e.g. surveyors, solicitors and other specialists.
- To meet the deadlines set by the company while fulfilling the main duties.
Knowledge & Experience
- Extensive experience in Portugal retail property markets, Landlord & Tenant, basic planning regulations and legislations.
- Extensive experience in dealing with large, complex and high profile properties.
- Familiarity with an electronic data base.
- Portuguese and English high level are required. Desirable Spanish knowledge.
- High level of interpersonal skills to enable understanding of operating styles of main contacts and modification of personal style to build positive relationships.
